One major difference between the FRBAR “As is” and the FRBAR “Standard” contract is that the standard requires all repairs to be done by a licensed professional, whereas the “As-Is” contract does not have such requirement.

It’s a good idea to require the use of a licensed professional when preparing an addendum for the As Is Contract. You can use language such as this:

“Seller Agrees to repair the __________ and seller agrees to use licensed professionals for all repairs and provide buyer with receipts, contracts and contact information of the licensed individuals making the repairs.”
